TheWest Franklin Residential Development project is amulti-story twin tower apartment building consisting of a North Tower (19 stories), South Tower (17 stories) and a central podium (up to and including Level 7). The Ground floor area consists of large cold shell retail spaces with a dedicated entry lobby per tower, topped with four upper level carpark floors. The 276 apartments ranging from single bed studios up to four-bedroom penthouses, and residents have exclusive use of an onsite cinema, golf simulator, sauna, steam room and gym. The project was secured after a competitive tender, followed by an exclusive Early Contractor Involvement (ECI) period, with Built Environs leading the large consulting team in finalising scopes, while meeting budget and programmilestones. The Built Environs project teamworked closely with the project’s architect to ensure the external treatments provided a fresh modern exterior to the building whilst meeting project budgets and adding to the durability and longevity of the development. The building was designed to allow natural light and ventilation to flood through the development and provide ease of access for residents via the dedicated entry lobbies in both the North and South towers. The use of offsite prefabricated elements resulted in substantial project benefits including cost savings, reduced construction program, reduced waste, improved quality assurance, reduced construction impact on neighbouring residents and businesses in the CBD location, and importantly, effectivemanagement of safety risks. The Otahuhu Logistics Estate is in a strategically unique rail and transport locationwithin the prime logistics precinct of Otahuhu in in the southern region of Auckland. The established industrial area spans 17.2 hectares and is centrally positioned in New Zealand’s industrial heartland and benefits from proximity to key infrastructure and major arterial networks including the Southern and South Western Motorway, as well as Metro Port. Built Environs will design and construct 3 warehouse facilities, awnings, office space and mixed pavement areas. The facilities range in size from 4000m 2 to more than 20000m 2 . Each warehouse will feature a 2-storey office space.
